We talk through your budget, how you'll pay and how you'll let the home. You get a written plan with realistic areas, prices and yields.

Tax number (NIF) and bank account
We get your Portuguese tax number and open a bank account, remotely if you prefer. Needed before any offer or mortgage.

Shortlist and visits
Homes that fit your plan, each with its cost sheet. Visit in person or by live video with your advisor, who checks the building for you.

Offer and mortgage
We negotiate the price and conditions. If you need a mortgage we compare banks and take your file to approval.

Promissory contract (CPCV)
A lawyer checks the contract. You pay a deposit, usually 10%, and the deed date is fixed. From here, both sides are committed.

Deed (escritura) and keys
You sign at the notary, or we sign for you by power of attorney. We pay the taxes, register the home in your name and collect the keys.
NotaryWe register - 073–6 weeks
Tenant and first rent
We prepare the home, list it, screen tenants and sign a registered lease. Rent arrives on the 1st; your statement follows.
